Step 1
Site Selection
Our expert team identify potential sites which meet a specific set of requirements. These include proximity to arterial roads, transport links and other infrastructure. We also consider the demand requirements of the region to ensure the market is not saturated with unrequired development. Once a suitable site is selected, due diligence is undertaken and we progress to secure the site.
Step 2
Project Planning
Immediately after a site is secured, we engage an architect and town planner to begin the design process. Here, we work to ensure the proposed development addresses the demand requirements identified in the site selection process. We strive to ensure our projects encompass best use of the site, maximise amenity and deliver a bespoke architecturally designed development.
Step 3
Development Application And Construction Certificate Approval
Following the planning process, a Development Application is lodged with the local Council for approval. While planning, we liaise with council to ensure the proposal meets their development controls. When awaiting council consent, we begin the process of obtaining a Construction Certificate.
Step 4
Construction
The project commences after receiving council approval and the construction certificate. Our entire team collaborate with all relevant stakeholders to ensure the build begins and progresses as it should. As the build progresses past different milestones, our team continue to monitor and review the project to ensure it remains on schedule and to budget.
Step 5
Completion
Once construction is completed and final certification has been received, the site is given a final check to ensure all finishes are to the high standard expected. The Development is then cleaned and ready for occupation by the new owners.
Step 6
Handover
Our involvement with the new owners continues beyond the handover date ensuring that a smooth transition happens and if any future works are requested by the new owners we can fulfill them. Its worth noting that our purchasers continue with new projects and we consider our purchasers as Zreicon family for life.

Property Management
